Chinese here. I studied at OSU, and as a foreigner, I have some perspective to share.
I quickly learned to shop online in the US because delivery to your doorstep is almost as fast as in China (about 2 days if you’re an Amazon Prime member).
If you go to a mall, you have to drive, and American classmates told me that parking lots and similar places might have sketchy people (like drug addicts or criminals).
So, I think there are three main reasons:
1. Worsening public safety at the grassroots level,
2. The convenience of online shopping,
and 3. The modern lifestyle where everything, including work, can be done from home.
When I was studying in the US, the pandemic hit, and the Chinese people I knew who worked there (mostly programmers) didn’t leave their homes at all. They relied on Uber and DoorDash for food and drinks, worked from home, and shopped online. Many of them, even after the pandemic, didn’t want to return to the office and were willing to take a pay cut for remote jobs.

As of 2024 Q4, e-commerce accounts for 18.4% of all retail sales in the U.S.
That's about double the pre-pandemic percentage. Malls went into steep decline before online shopping was even 5% of the overall total.
Envision two scenarios:
1) non-whites no longer exist but online shopping does
2) online shopping no longer exists but non-whites continue to grow and get pandered to by governments and society
In which scenario do you think malls would be able to attract people to come to them? Malls can offer far more than just physical goods. Besides, women have always been the bulk of mall spending and for them shopping is an experience. They love to try on clothes, get a makeover at Sephora, gift shop at Bath and Bodyworks, and then chat with their gaggle of friends while stuffing their faces full of mallslop.
Non-whites made malls feel unsafe, which drove women away. Now they shop at lifestyle centers, which have better control over the environment because their nature makes them difficult to loiter in without buying something. Music stores were killed by streaming but female focused retail, the bulk of mall business, was killed by pavement apes.

With a few exceptions like the long gone Zion Center in Salt Lake City, most large malls were outside of cities. The size of parking lots were never a problem. They served as useful moats to keep poor riff-raff away and when inner city youths demanded bus routes be extended out to the white malls, the bus stops were placed at the far edge of the parking lots to discourage the pavement apes as much as legally possible.
Malls worked just fine when security was allowed to get rid of the trash.

That's a male centric point of view but males were never all that important to malls. Radio Shack and the arcade were never a big contributor to the bottom line. It was the scores and scores of clothing stores, makeup shops, and gift places that kept the malls going. Those are all female focused and things they don't want to buy online if they can get them in person. They're not savvy shoppers and are willing to pay mall markups for immediate gratification in a social environment. They're not willing to go if they're going to be harassed and possibly attacked by Basketball-Americans.

It funny bit is that blacks were welcomed in malls if they were middle class and behaved themselves. But the problem with well behaved middle class blacks is that they carry water for the inner city pavement apes that destroy everything. Well behaved middle class blacks had access to white society but threw it all away to gain the approval of their violent cousins in the urban jungle.

You know what I like doing? Going to the local shopping mall and having a cheap lunch in the massive food court that has food from all over the world.
Is that true tho? Fucking Super Nintendo games were $50 in the 90s, and mall clothing was practically the same nominal price as it is today. I live in a cheap apartment complex and trash single mothers drive late model SUVs and have 50in flat screens

It was online shopping and the businesses that didn’t adapt died. At one time 75% of all lawnmowers and household appliances in America were bought at a Sears store but they failed to adapt fast enough and Sears almost died. Grocery stores and gas stations are the only brick and mortar stores that are currently somewhat safe from failing.
Also, my old boss’s BBQ restaurant closed during covid so he recently opened a small bar in the local mall and everyone is praising it for saving the mall. Guys just sit at the bar and drink while their wives shop.

i hadnt been to the mall in a while. since they closed the last record store and other male oriented places. and when i did walk through every store was for women. i felt like i didnt belong there at all. not one place for a guy to browse. not even a sporting goods store. just dozens of clothes stores for women and teens
